Important River Ridge and Plymouth Village Water and Sewer District Information
For those who own a home in River Ridge, it is important to know and understand that we benefit from the convenience of having town water and sewer. We pay for these services like everyone else in town, and are billed every 3 months. Our quarterly bill obviously depends on our water and sewer usage. Like anyone in town, more water usage means a larger bill.
**What is unusual is that although we have town water/sewer, WE, the River Ridge Homeowners, own the two pump houses and all of the piping, electrical, and equipment that service the 27 houses in our development. This means that although the Plymouth Water and Sewer District monitors, maintains, and repairs our pump houses and the components, we pay for these repairs and necessary upkeep out of pocket.
Because these repairs can sometimes be unexpected (and expensive), it is crucial that we build up a capital reserve fund to pay for these inevitable costs. The amount that each home contributes to this fund is in the process of being determined by the HOA. As of April 6, 2025 current annual HOA fees are $700 per year, or $175 every quarter, due to the need to build up this reserve fund. It is a possibility that our dues will need to increase again at our March 2026 annual meeting to continue this action plan.
(Our HOA dues also go toward bookkeeping and billing expenses to CMD Bookkeeping, plowing and shoveling at our common mailbox area, occasional landscaping/common area clean up, electricity costs for our street lights near our mailboxes, and taxes and insurance for our common land that is part of the RR HOA.)
